Why Empty Shops Matter More Than You Think

In Galashiels, we all want to see a busy, welcoming town centre. One that attracts visitors, supports local businesses, and gives people a reason to stay longer and come back more often.
That’s why tackling vacant shop units is such an important part of the work we do at BID for Galashiels.
At first glance, empty shops might seem like a cosmetic issue. Something that simply affects how the town looks. But there is strong evidence that it goes much deeper than that.
A concept known as the broken windows theory, introduced by George L. Kelling and James Q. Wilson in 1982, helps explain why...
The theory suggests that visible signs of neglect, such as broken windows, graffiti, litter, or empty and unused buildings, can send a powerful signal that a place is not being looked after. This signalling effect can influence how people feel and behave. If an area appears uncared for, it can reduce confidence, increase unease, and discourage people from spending time there.
But just as importantly, the opposite is true.

When spaces are maintained, improved, and brought back into use, it sends a very different message. It shows that a place is active, cared for, and moving forward. This builds confidence for visitors, investors, and businesses already operating here.
For those considering starting a business or expanding into Galashiels, this matters. A vibrant town centre with fewer empty units creates stronger trading conditions, increases visibility, and helps new businesses feel part of a thriving destination.
And for existing businesses, the benefits are just as clear.
A well-presented and active high street encourages people to stay longer, explore more, and visit multiple businesses in one trip. Every improved or occupied unit contributes to that overall experience. This can increase passing trade, strengthen customer perception, and support businesses across the town.
This is why BID for Galashiels is investing in this work in partnership with Vacant Shops Academy (VSA), experts in the field with a proven track record of supporting over 45 locations across the UK to successfully fill vacant units. By working with experienced partners, we are taking a proactive, informed approach to strengthening our town centre.
It is not just about filling shops. It is about strengthening the town centre as a whole. Creating a place that people are proud of, businesses can thrive in, and visitors want to return to.
